We have 'buy-sell' detailed out in a lot of detail including; right of first refusal, how to calculate selling price, etc.... and 'survivors benefits' detailing if a member's heirs want to stay of or be cashed-out etc...Is seems to me that the time the TIC helps on a member wanting out is in the case of a 1031 Exchange, which HAS to have a 'real property' sale, not an LLC sale, which is shares in a company, not actual real estate.

My goal is to get a high likelihood of approval at 1 one year or longer of financing to allow me to refinance after cleaning up credit and completing some bookeeping/tax corrections to better qualify.Property would be purchased through LLC based on a 1031 exchange where I completed the sale and now need the replacement property.

Then use the money either in a 1031 exchange or simply using the cash to buy multiple properties in Virginia (depending on the pricepoint of the CA house and the VA houses) but it all comes down to what game your playing..appreciation or cash flow?
