We also did some cash out refis where we lowered our interest rates and got some cash out (at lower rates) and used those funds to also pay off additional debt on other higher interest rate properties… going from high 5 to low 6% rates to 4.1% - again helping our cash flow.When we started, our goal was to have a cash flow of $300/month after PITI and a maintenance reserve.
