They will give you the basics like hey there's 11 men on offense and 11 men on defense and they will tell you that when it is third down in one, you should run the ball and when it is third and 17, you should throw the ball.

I’m all for minimizing taxes paid but I have also seen lots of people get themselves all “balled up” in complicated structures that can cause problems down the road.I can tell you as a single man I sold my house in San Carlos CA back in 2014 so I only got $250,000 tax exempt.

It's hard to focus when you have so many balls in the air and some of those balls need dedicated attention because you didn't do your homework at inception.

My biggest concern has been making sure I buy in areas with a solid tenant pool, so I really connect with what you said about that being the first thing you look at.Curious — if you were starting again today, would you still focus on higher-quality markets even if it meant fewer doors up front, or would you mix in more “affordable” properties to get the ball rolling faster?

Hey Dan - about ~200 people who were on the ball with selecting their sessions lost them because of my human error.

They take the roof over their head for granted because they think you will not play hard ball.  

Managing STR's and owning STR's are two different ball games. 

I don't say that to be negative, but all policies will favor tenants and tax the investment; either you play ball with institutions/HNW or get the F out and sell to them.
