I think we have collectively said 5 star reviews will definitely help.We have even recommended new listing lower their price some in the beginning to get more reviews and then work hard to ensure they are 5 star reviews.

One of the best things you can do as an out-of-state investor is to find a market where you can build a strong team to support your real estate investing journey.

Not quite a 1% rule market anymore but plenty of other opportunities as well. 

CA  at least out side of SF Bay Area 9 counties. prices for fixers are not a whole lot different than prices out east .

Additionally, you can still find properties for 120-180k that will positive cash flow and hit the 1% rule.

@Justice Venturai wouldn't try to "find a mentor," i think that is something that happens naturally or not. 

If you have increased light in the basement and made it free not sure if you want to reach out to previous good candidates who had laundry related hesitations. 

I am not saying you can't or shouldn't invest out of state just recognize the negatives of doing so.
