If you decide to go through with it and get a Quit Claim deed to make sure you do your due diligence because a sister, brother, grandmother can come after you if they were not contacted and some family members will have verbal agreement, and once they find out the property been sold, they will come after you.

I am concerned with rent control as well....The lease is for one yearI know from basement tenant that they signed lease with the sister (but the lease has previous owner's name)if it is fraud - it will be her word against minebasement tenant are probably here illegally and I doubt they would testify
