Candidly, we're still wrestling with scope/cost as we speak, and I would call it a moderate rehab. 

One of the most pervasive problems I have seen in kids from wealthy families is drug and alcohol addiction. 

We have had moderate success at finding decently-cash flowing SFHs in CO Springs.  

(Also, if you send a request to join Brew City REI, you must answer all three questions, or membership will be rejected, I noticed several BP members sent requests to join but they were denied by moderators for not answering the questions.)Good luck in your REI adventures.
