I am of the, "don't hate the player hate the game" philosophy.  

Prove that you're in this game as a long time player and bring everything upfront to the table to include proof of funds to close and preapproval letter. 

They don't want to piss any of the the players in town with thousands of units as they would come crushing down on all of the decision makers.heheAll good mate, will just need to start a siding company :)

I would check some major players like quicken loans or a local credit union as well.

Not doing business with someone because they sent you an email or a few negative online reviews (especially when they are a big player in a market) seems pretty short sighted.

Hope the deal works out for the OP didn't read deep enough to see if it was a good deal or not, but one thing that stuck out to me was someone saying Maple Heights, Ohio is one of the fastest appreciating markets in the country.As the biggest player in the space in the Cleveland, Ohio market I am here to tell you all unequivocally Maple Heights, Ohio is not one of the fastest appreciating markets in the country.

There's value in how they are able to motivate people, but I think it does more harm than good and it's not my cup of tea.To me, the heavy hitters are the ones that answer with solid, practical advice and they share it with everyone, not just the big players or the ones that can give something in return.

I like hearing from some of the satisfied small players as those are the ones after my own heart.
