That part i'm not concerned with -- what i want to know is:"How can the seller -- instead of discounting the price of the property by an additional $1.4M -- offer me the $1.4M in cash at time of closing"  So the bank is still only loaning 75%-80% of the appraised value... i still put up 20%-25% in cash... but i then get a big cash check at closing - or in a side escrow deal - which enhances my cash-on-cash return that much more.

Yes they almost need some recommendations/enhancements from the BP community to make it better. 

County auditor data is comprehensive and public by nature...what can't you get?

Investorfuse or Follow-up Boss are purely CRM/Lead management and might be a simpler solution, whereas Podio is much more comprehensive and complex and can be used for a lot more business processes and data management.

Super fast turn around & a comprehensive report including addresses & phone numbers/emails  of all known relatives.  

As for your comments, either you didn't actually read what the OP wrote or your reading comprehension is very low. 

On the other hand I REALLY want to do the program as I'm frustrated beyond comprehension at this point!
