You can be a player or a spectator, your choice.

These last two players one always pays last day of grace period, the other usually the same.

@Nikki ClosserSadly lots of the bigger players in my area are converting their rental business to selling them the homes on a note for the same reasons in Virginia, the judges won’t throw people out for non payment of rent

Also, the majority of major players around for 10 years plus for the most part have borrowed something. 

The only way to do it well is to learn how to do it near you first so you understand who the players are.

Your in business.The Asset Manager I talked to was nice but I asked him dozens of questions about process, what he's thinking for numbers, other players and pushed him about Offer #'s to which they can't divuldge but ask him 'ball park figures' or 'is it close to ...?'
