Brush up on building code requirements: in basements you're looking for egress windows that are 5.7 sq feet or more openable (3ft by 3ft casement style windows work best), and ceiling heights 6ft 8 inches or greater (as little as 6 ft 4 inches is ok under ductwork and beams though)3.

Just lay it on your chaulk line and spray it black with those special cans you use upside down or you can use a paint brush.Use an artists brush and a straight edge to hand paint the parts you can't get to with the "big" jig.I use screws or crown staples and double up around all edges.I have done 5 of my own houses and one for a friend.

Tricky part to that is that you have to cut in with a brush and roll at the same time otherwise the edges will be really noticeable, so you kind of need 2 people working together, and you have to roll almost to the very edge of where you cut in, but you don't need any special skills other than knowing how to roll a paint roller on the wall.

Soft costs is normally separated on bids, unless you ask for a turn key, but these calculations should be included in the plans, as it is part of the engineering/architectural scope.One thing that I don't understand is how people arrive at 20% as a GC profit.
