We have 1 child and plan to have more.

I used to tag along my parents investments as a child, but I started at 24.

For example, if a parent co-signs for a child but the child  graduates, gets a job and starts paying the loan that debt can be excluded from the parents DTI as long as there is proof and the payments from the child have been on time. 

We know the sellers very well and i played with their grand kids as a child there.

.$7k to an insurance outfit.Hopefully she gets more  benefit out of this major purchase than the many others who have not.Just my 2 cents.Or that $120k could have been the down payment on maybe 5 duplexes in a cash-flowing market providing the child a basic income for life!

I like them a lot we respect each other we are both child free by choice and around the same age.

they can be their own worse enemy.example that sticks in my mind was one case were the child of the tenant stood on the oven door to try to reach something and broke it.. 

This is the income that will allow me to travel a couple times a year, go see my mom twice a year, buy her some nice things, make a difference in some less fortunate people’s and animals lives, continue to buy some properties, support a child, have a fun weekend car, etc.

I’m active duty military but my wife can’t work for medical reasons, and after child support we barely scrape by every two weeks.
