Anything ridiculous gets turned in to insurance, and anything criminal - think concrete in toilets or cabinets torn off walls - goes to the police.

You should always protect yourself against professional tenants.I do a lot of screening including:- Credit Scores MUST be over 700- Income MUST be over 45 times monthly Rent- You MUST have a Landlord recommendation AND you must have 6 month Bank Statements to prove the Landlord's recommendation is not BS- You MUST have a clean Criminal Background- Tenant/Landlord Eviction Check must be cleanetc.A lot of these checks cannot be done in every Area, btw.
