Place needs minor clean up work and house needs a little work too (mostly paint, wood floors re sanded and clear coated things like that pool needs new linear) all minor stuff house is livable though.

now thats consistent. i mean yea why show a buyer 100 homes only for them to decide to walk away then sneak back a bit later and buy one of them directly to 'save' on the sale price's depletion whether by seller and/or buyer commission?

@Evan Manship all good points above and I agree.I would, however, do a quick pre-hab and clean up the property exterior, be sure the interior is clean and safe [maybe even rough patch some drywall holes?].

My wife worried that they would live slovenly and only clean up for inspections but I figure that if they care enough to clean for inspection then they probably are not trashing the place that badly.
