Appreciation does occur only from February to July from statistical perspective, after that it's usually flat or down a bit.I can give some more picture/chart regarding this.

In fact, I did some research that of course is NOT a statistically verifiable example, and found that in the few instances I researched the wholesalers claiming huge earnings were LYING THROUGH THEIR TEETH.
