After reading the book on Tax Strategies for the Savvy REI and the  book Advanced Tax Strategies both written by Amanda Han and Matthew MaFarland that just working with any CPA will just not be suffice.

Now, I don't know what happened there, but suffice to say, I am working with someone else and I have kissed that property goodbye.Next property was what seemed like to me a good deal and that's the one I originally mentioned on here.

But a fence on the pool edge may suffice. 

Would the “ARV” of the improvements suffice for a lender, or would we need to come to the table with a % down, some amount of cash reserves, or other collateral?

Specific wishes may be better served by a trust, otherwise a LLC would suffice.

Will catching up the back payments (and seller paying off legal and trustee fees) to discharge the bankruptcy suffice in making sub2 work? 

At worse case based on how hot the weather is a window unit will suffice as a temporary fix.  

I'm not an expert but you would think just a good deep cleaning of the walls and floors would suffice.

Perhaps the inspector of the home would suffice?

Suffice to say that I have zero knowledge on the investment side.
