Local government just got involved by taxing Short terms and are starting to crack down on "Ag Shacks" (student rentals in neighborhoods).

The voucher from the government is nice since you know you will get paid and being qualified for section 8 reduces vacancies since there are a lot of people (in my area at least) that are on waiting lists for housing.

You also have to remember, the government is always changing mortgage laws too, so you will always be making adjustments as you go no matter what :) 

Time and again people in the groups don't seem to understand the long term economics of all the money printing, government starting up companies that are taking loans from the fed to purchase other publicly traded companies and all of this on top of the viral issue.There is no playbook.

As with any government program there are some nuances and timing issues. 

It should have good schools, a good government that protects private property rights, and a legal system that treats Landlords fairly.

No regulations in Fresno yet, but city council is considering it I believe.
