I would want a PM that was a true boots on the ground PM company with their employees, their maintenance teams/trucks (this saves you a lot in 3rd party maintenance).   

@Jordan Budkeso even if you BRRRR - you're not going to get monster cashflow. 

Woukd ve nice to free up 668/month in my personal account and just use the business one to pay for the truck. 

Do you need a bigger truck and a trailer, extra insurance storage..can you rent your machine out when your not using it?

Outside of real estate, I enjoy outdoor activities which include, riding four wheelers and off-roading in my truck.

I've always bought and husband & myself done most of the work, and never have I bought such a monster of a place, with this much work needed.

They want to unpack from the moving truck and that's it.

Sorry I have to post this because it just happened: Your wife says you need a new truck because yours makes lots of noise and is 22 years old, you look at $20K trucks calculate the payments on your amortization app and decide you cannot afford it. ...Then you see a million dollar portfolio for sale on BP and start frantically running numbers on your app thinking there has to be some way I can afford this.
