I noticed the resorts weren't keeping up the property grounds as well, there was talk of indoor waterpark, and clientele was really changing in the area.

My LTRs average 32% but my STRs average 22% even with the theft factor of replacing toasters, silverware, coffee makers, blankets, pillows, chaise lounges, lightbulbs,hair dryers, etc...

Although the latest 21 unit we purchased in a nine month period we have increased 10 and soon to be 12 units about $100.00 a unit and got rid of all slow payers, trouble makers, and lower quality tenants.
