Even though year 1 cash-on-cash will be bad, if you buy-and-hold for a good amount of time, it's a cash-generating monster.

The less time staff / trucks are spend running around between work, the lower they can charge for the work itself.

This guy had multiple fresh evictions & bad debt...but he had a beautiful truck and sure could sling the BS.
