I'd only heard about home hair dye that women use in the shower.Is that hair dye or shoe polish?

It says more about you than it does me.Some like outlandish shoes and some figure it's appropriate to have piercings in different places.You can change your shoes and fill on the holes.

Put yourself in their shoes- When would you be most likely to pick up the phone during the day if it was a random call?

In these cases you need to  the tax sale process to clean up the title.Put yourself in the owner's shoes - if the property had equity, they'd probably have tried to sell it before falling several years behind on their taxes. 

The one thing I would say is every seller I have dealt with in our market has been pretty dang happy, with the biggest worry being "when will the other shoe drop?

If I were in your shoes, I would rather get an equity partner than deal with a hard money lender, but that's just me.

I try to put myself in the occupants shoes when buying a home.
