They are headquartered in Calgary and if I recall they expanded to other markets later on I don't think it's a good way to compare those markets, however looking at CMHC vacancy rate as of Ocotber 2021 (last published data) Calgary is at 5.1% and Vancouver 1.2%. 5% Vacancy is really quite good, as Stevo pointed out if you price your property well it won't be an issue.

I'm not saying you actually violated any laws or committed any human rights violations, but this is exactly why it's vital to have an objective, documented screening process and publish your criteria on every advertisement for the property that you put out there.
