Houston is a large city and the traffic can be terrible(especially during rush hours).If you do decide to house-hack, I would try to get a house near where you will be working(if possible).Saving 30 minutes or 1 hour everyday is huge.Houston does have a lot of multi-family homes but I find it that the ones that will cash flow are in the undesirable areas.The ones near Montrose or Hermann Park are harder to cash-flow.

It feels like the only way to stay leveraged and sleep at night in this market.Out of curiosity — when you say you’d be “content with the return from your choice where to keep the money,” are you mostly referring to parking cash in equities until the right deal shows up, or keeping it liquid in something like treasuries or MMFs?

Not advertising a deal, just trying to understand what “market” looks like.Hypothetical (but based on a real situation):- Location: Central Los Angeles, Jefferson Park–type area- Asset: Existing 4-unit multifamily on a single parcel- Context: Within walking distance (~0.5 miles) of an E Line / K Line rail station, so it appears to fall into a transit-oriented development (TOD) pocket that should benefit from SB 79 upzoning (higher minimum density / height / FAR if standards are met)- Ownership: Held in a family trust tied to a probate / conservatorship, with a court-supervised mandate to (a) preserve the asset and (b) use it to support an elderly beneficiaryThe family side can realistically contribute **land only**; they don’t have the balance sheet or cash to run a full entitlement + construction process.

Prioritize value that boosts NOI and appraisal without heavy disruption: pave or gravel the drive for cleaner parking, replace unsafe stairs/decks or at least tighten, paint, and add railings, and give the exterior a quick win with lighting, mailbox numbers, and simple landscaping for curb appeal.

One issue that I see with padsplit in Houston is that the people are very dependent on cars.If you try to have 4 people live in a 4 bedroom house and each person has 1 car. finding parking might be difficult for the tenants.The second issue that I see is that the rent's aren't that high compared to other cities making it less of an incentive for people to want to share a place.
