I'd recommend Appfolio since you're managing more than 50 doors (their minimum criteria). 100% of the PMs I've worked with for my own rentals have used Appfolio, and it's always produced great owner reports.For overall bookkeeping/accounting needs, I always recommend QuickBooks Online since my bookkeeping firm uses it exclusively for our clients who are all REIs.But, for a PM company for the trust accounting, I usually recommend Appfolio.Hope that helps!

and if what is there is even legal or usable.Assuming its not usable or that the best course of action is to redevelop, You are Likely looking at a zoning variance, unless the area is already mixed or changed zoning.in general when I've encountered these rural sellers that are seeing the area built up with new development they seem to think their land is worth what a finished data center is worth with facebook as a tenant....so yeah I guess assuming they want to sell at a land basis that makes sense it could certainly be a deal.

If the complaint alleges the plaintiff's cause of action arose during your husband's ownership, then yes, it might not be covered, but if there is anything alleged that could ever be covered, I believe the insurer would be obligated to provide a defense.

I had the benefit of being the top producing land broker in my county.. so  I know the exit price and what people will pay.. this is the problem with these types of things. you have experts and you have beginners.. with no history or understanding the markets they are buying in .. if you look at Mark's post above you will see a guy that is putting out thousands of offers and has a big shop plus probably makes a bunch of money selling his system..
