Like 200% over on revenue and spoke with others who based their entire purchase off AirDNA projections only to have them fall way short.I would be curious to know how many of these people relied on it as their sole underwriting tool and used a flawed comp set, like what @Andrew Steffens listed above where it pulls from the beachfront houses while you are 3-4 blocks back.

One piece of advice: really get to know the sub-markets (block by block in some areas) and run conservative rental estimates so you don’t get surprised after closing.

Beyond the project itself, effective scaling also requires strategic management of your funding; since every direct lender has exposure limits on new borrowers, working with a hybrid lender (who can also broker to outside capital partners) ensures you're never blocked from funding your next great deal, allowing you to truly "rinse and repeat" your investment strategy.

Time, Quality, Budget, and Procedures are not being met/followed/honored and then in a blink of an eye you'll be 9 months in, and your project is at the 2 month mark and your budget is nearly drained and now you gotta find a way to finish this in three months with money out of your pocket or else you will need an extension on your loan which will be 1% of the loan amount and then you'll be carrying a high interest bridge note for 12 months, maybe more.
