obviously, it's important to note that any real estate agent who HAS NOT ENTERED INTO A BUYERS AGENCY with you is violating their fiduciary responsbilities to the seller.unless they're a "buyers agent" exclusively - then what they are doing can cause them to lose their license.even if the agent knows the seller and buyer...but is rep'ing both without disclosing that - that's NG as well.

@rich ng I have one tenant who thinks this is like the mall and will go through all of it in one storm to get the entire driveway down to bare pavement
