Lots of available land to develop and highways that provide easy access to those areas driving development.As you get closer to downtown neighborhoods can be very street by street so have to make sure you are located in the better sections.

I understand that I probably can't get that rate in Minneapolis, but I honestly feel that a full months rent for tenant placement is highway robbery.

I certainly would not expect this purchase to be an outstanding investment in the near term.  

My belief is “passive” (meaning no value add, flip, etc - residential RE is never truely passive) real estate investing is challenging everywhere.Historically San Diego has been an outstanding location to invest in real estate.  

They typically do this by totaling theappraised value of their real estate and other assets, subtracting liabilities, dividing the result by the number of shares outstanding.

For late rent, it’s pretty standard to let the PM follow their process as long as they’re collecting consistently and enforcing late fees, but it’s also fair to ask for a monthly owner statement that clearly shows any late or outstanding payments so you’re in the loop without needing to micromanage.
