Look at your competition and see what they are charging and make sure you are paying commensurately and for quality.

Networking events are OK too as long as you choose the right ones and/or focus on making quality connections.Referrals and past clients are a big part of my business but I can't say I rely on it.

Fix and flips and rentals are a great place to start, especially here in Dallas where there is plenty of activity and opportunity.If you want to plug into the community fast, there are a lot of high-quality in-person meetups happening every week across DFW.

I know a lot of investors shy away from this asset class but there's currently a revenue opportunity partnering with quality restaurant operators for those with well-located commercial real estate. 

Eventually scaling to the point I can obtain five to six figures a month from properties will provide funding for said creative endeavors, such as a recording and animation studio with top notch equipment, eventually a conglomerate for a unrelated business.It is my sincere hope that my burning desire to learn, network with mentors and other professionals, and take the steps necessary to overcome fears in real estate investing to improve my quality of life and goals can be taken seriously, so I can eventually do the same for others.

Quality properties on the peninsula are still going quickly for the most part.
