I have seen some sponsors do so, and time will tell if they were loaded for bear and are able to sell when the market improves, thus making it a success, or if like Brian Burke points out, it's wiser to keep the powder dry and wait for unambiguous signs that the market is on the way up--when more institutional capital enters the scene and pushes cap rates down, among other factors.
