Depending on the manager, they may include leasing services, but often times add one month's rent for new leases and 1/2 month's rent for renewals.Going this route, you need to have a collaborative relationship with your manager and leasing agent.

The hotel frustration most like this for the user is the hotels that, in certain areas, add on a “resort” or “facility” fee, which they define as use of all the resort amenities, to be paid whether or not the guest utilizes the said amenities.

It's not something we put in our offers here per se, it's just done as part of inspection as an a la carte add-on that buyers can choose to do or not, just like radon, flow rate or water quality test if there is a well, etc.

The plan was to rebuild: keep the storefront on the first floor and add one 2-bedroom apartment each on floors 2 and 3.Here’s where things went sideways:The property has been vacant for over 2 years, which means if I demolish the current structure, I lose my grandfathered zoning rights and will have to rebuild under the new code.After speaking with my structural engineer, the foundation is shot and can’t handle the load for a rehab — so the only feasible path is full demolition and new construction.Estimated rebuild cost is ~$650,000, and I’m already in for $70K on the land.

Guess we'll need to figure something else out.The rest of the changes:Mandatory fees that guests need to pay, such as utilities, pet fees, and resort fees, must be included in the nightly price or “Additional Charges” in your calendar’s price settings.Any mandatory fees not included in a listing’s total price at checkout are no longer allowed.Optional add-ons, like paid parking, can be offered to guests but must be stated in listing description or house rules and processed through the Resolution Center.Any reservation changes, such as dates or number of guests, must be made directly to the booking by selecting “Change reservation” in the reservations details page.Security deposits can no longer be collected, with limited exceptions.
