The other thing is that the OP states that the bank offered a loan up to 90% - I wouldn’t be surprised if (1) after he applies they decide that 80% is max and (2) they add points and closing costs which further ups the break even higher than the 7.9% I calculated and (3) the banks appraisal of the property is a lot more conservative than a “unbiased” appraisal.

The longer it takes to break ground, the higher your carry and the more equity you need.Construction inputs – Labor and materials haven’t returned to pre-COVID levels, and with insurance and interest rates rising, the spread just gets tighter.You can solve #3 by building with lower quality materials and smaller units, but you cannot overcome #1 and #2 in most instances.The only way to really build affordable housing that cash flows is to do it in areas where land is still affordable, permitting is less burdensome, and there’s demand for workforce housing.

Other risks, the contractor walking off the job, a storm hitting and delaying the project for weeks, someone breaking into the home and stealing stuff (which happened just the other day to a client of mine), a squatter, or drunk driver driving into the house (happened a lot at my old job as a firefighter lol).
