Buy books, read articles, comb the Bigger Pockets forums for info. 

We are looking to purchase the property with an existing LLC (or transfer it to the LLC after purchase) with the investors (and the LLC) combing funds to total the 30% down payment.

Also might be worth while to comb through the details of your credit reports to ensure there aren't any erroneous claims on there.

I'm already doing this the hard way, painstakingly combing through city by city, town by town, looking at gross metrics and trying to dig in.

@Howie Baker - if you are combing a relatively small market space, just make a list of the LLC's, then hop on the Sec of State website and look up the owners. 

All:I have been combing through Zillow and Auction.com for several months for my area (Southern Illinois / Belleville) and I am having a hard time finding properties that have good Value in them. 

Does anyone honestly thing FINRA is going to comb through everyone's applications, college transcripts, and resume to determine who has enough experience or just say 'if you passed Series xx exam you have demonstrated the requite knowledge to qualify as an accredited investor?

There's obviously stupidity and negligence on my part as well, but that is why I hired a home inspector, so that I didn't have to comb through the property.
