Recommend you use the FHA 203(k) rehab loan to buy a 2-4 unit that needs work.You'll get a better price and can create your own appreciation via the rehab.Ref i out of the FHA ASAP though, because you'll need to live in the property for 12 months AFTER the refi to meet the owner-occupied mortgage requirements.Then repeat the process.Wouldn't worry too much about the 2/5 years Primary Residence capital gains avoidance.

So yeah, it was CRAZY easy to buy almost anything, anywhere, and cash-flow right out the gate.

Here the gas company has often paid for the street dig, flagmen etc to bring the gas line to the property for free. 

Many states do not recognize the benefits and many lenders are reluctant to lend to a borrower using a series LLC.  

If you just buy a property using down payment from a HELOC you are just 100% financed aka totally overextended
