Some focus on bookings and guest communication but fall short on maintenance, while others are great operationally but not as strong on pricing strategy. 

Do the inspection, communicate with the tenants, treat the unit and monitor regularly!

In general, real estate is a highly efficient market, if you are seeing 20%+ net IRRs, just know there real risks in the investment in various ways. 

For us, managing vetted pros through a central system has been the sweet spot for efficiency and accountability.

If you look at the interest expenses on a flip with an interest rate at 6% vs. 10% just as an example, assuming the investor knows what they are doing and executes efficiently, the added interest charge really has a negligible impact on the overall profitability.

Your ability to resolve problems quickly and efficiently is what will allow you to have success in this business. 

But we haven't had any issues other than that.I think operational efficiency has to be kept in mind- even with a varied budget or a small budget.

Just make sure to document everything (photos of condition, communication logs, etc.) so you can show you didn’t illegally remove belongings or rush entry.My advice: you’re not dealing with a holdover or an eviction fight here — you’re dealing with a voluntary surrender.
