build it instead of buying it. especially in the 5-50 range you are going to get garbage that's 80-120 years old in c neighborhoods. i can find land in almost any zip code and make the numbers work in columbus. or partner on a project locally. just my 2 cents but build to rent is much stronger right now in my opinion in columbus than buying existing assets

When I listed concerns of flagrant lease violations, gone unchecked (derelict vehicles, unregistered large breed dogs who are not picked up after, garbage scattered out in the yard, piles of debris; old tires, tv, kitchen sink, broken wheel barrow, all sitting out in plain sight for a month or more), wash machine drain hose running out a window and draining into the lawn.

Sometimes people don't want to live next to people that have a bunch of garbage in their front yard, that are loud and obnoxious, that are creepy and weird, or maybe who knows maybe the house next-door or on the same block had a murder or a shooting happen at it and it is a well-known thing that people can look up. regardless, I think that due diligence goes into affect here pretty well.

The new teaching were something like 50 ways to swindle a homeowner out of their equity; search there garbage to find bank statements indicating how desperate they are; trash talk the property telling them no one except you would buy it and low ball them; have an associate or 2 go by, look at the house, and point out structural deficiencies (just make them up even if they don’t exist).
