Occasionally, an investor will purchase an investment property with the intent to hold, and a negative catalyst will cause them to prematurely sell despite that intent, but I wouldn't bet on those happening on a regular basis.

We do occasionally check specific properties to see the odds of acquiring the property or to avoid a voided lien.

Occasionally borrowers will bring me a deal and after looking at it it becomes clear that the numbers do not really work. and the borrower will say but it is off market like that fixes the bad numbers.
