I scoured craigslist, the web and facebook for people to do very specific tasks.

We have a management LLC (owned by my wife) & I have an LLC for my web design, authoring and consulting business.

Make a list of EVERYTHING you want the broker to do or not do: MLS, staging, photos, web site, preparing teaser descriptions, selecting comps., giving you market guidance, open houses, vetting potential buyers who don't have and don't want representation, contract negotiation, managing/scheduling/attending inspections and surveys, fielding bank requests for information, making sure government paperwork is done, you imagine and write it down and you'll still miss some stuff, but that's okay.

I've done one LLC in Illinois and it was easy: $75 to the state, one web form, draft up some routine procedural docs etc. 

If you have any specific go / no-go criteria, you can evaluate it on the web most likely.

I see the discussion, but it's talking about the amount "Jim" can take for the next loan, not anything about the time period between when one loan is paid off and the time until he can request a new loan.Asking more out of curiosity, I would be surprised if John Hancock had something incorrect posted on our retirement plan web page. 

Physically see the property, don't rely on web pictures, sometimes they are years old and don't show the current state or the entire property.
