While record number of apartments have been delivered, in the last year the Dallas-Irving-Plano metro has added about 70,000 jobs.

Other than that they’ve been 285k in east Plano, 300k in Richardson, 365k in Richardson, 400k in Richardson, 440k in lower Greenville, and more... 

I feel like north Dallas (Between Plano and Van Alstytene, and McKinney and Frisco) is a fast-growing area and has buy and hold potential, but I am not sure how well the flipping opportunities are within this geographical constraint. 3).

Easily 95%+ of all new development south of the George Bush is single house builds from scrape-off projects.  30-years ago no one could figure out why anyone would want to live way out in The Colony, Frisco was still just a water tower in the distance, and Plano was just another suburb.  

I am not opposed to looking within an hour or two drive from where I currently live, which is borderline Plano/Frisco.
