Platforms to use:Furnished Finder is a big one for corporate and traveling professionals (nurses, consultants, tech workers).Airbnb/VRBO can work too, but corporate folks usually prefer something more “stable” than nightly.

Also time is a bigger factor as the loan is at $4-$5k a month again if you overrun it by months that is more costs.To me focus on the deal, the ARV and making sure you have proper contractors and scope and interest rate variations while important, becomes a lot less important.

Recommend demanding the owner follow California laws regarding handling of security deposit charges & refund or threaten the owner with lawsuit - many states allow double or triple damages against landlords/PMCs that don't properly follow the laws.
