Amazing tenant and I pray she'd stay after her 2-year lease expired.I guess, once in a blue moon you'll stack with such a tenant and it gonna cost you.....well, that's your expenses of doing business.

Non-investor locals are having major price shock especially in Northside.I think the bright blue is not working in your favor. +/- $15000 and there are several options within a couple blocks that have more architectural appeal.Apjones is a bit on the edge of the desirable business area for the non-family buyers.The weather this week is going to be very nice... there should be a lot of people out looking.

I find that cap rates can be very deceiving because these depend on how the seller either operates the property, or what their "proforma" says (usually a very blue sky), and if you're dealing in the 1-4 unit space, this can be all over the map with some less sophisticated sellers leaving out basic opex items like property taxes (I've seen it!).

The fact that they could take generic aspirin, a generic Tylenol knock-off and drink some coffeee to achieve the same therapeutic levels for maybe 1/5 of the price is unimportant.You can talk to these people until you're blue in the face, and they'll still go out and buy Excedrin when they have headaches.
