As far as tear out goes, I try to always do as little surgery as possible to correct the problem.

If you need surgery you don't go to your GP, you go to a surgeon.Investor friendly agent like me are around, BUT I find we tend not to advertise we are..... here is why, in my opinion....Like most investor/realtors, I got my license mostly to facilitate my own deal. and help other investors along the way.  

Yes, my sister recently used that one on me.It's akin to the doctor who spends 12 hours in surgery on a heart transplant and when the patient survives, everybody says "Thank God!"  

However, the buyer delayed and delayed, and when the week passed the agent told that the buyer went to a hospital for surgery.

I since herniated a disc and I will need surgery, so I had to kill the deal.  

I had to evict 1 tenant in court for beating up an elderly man so severely he needed surgery (a tenant I inherited mind you.)

A few weeks go by, I sent him a text asking if he could talk now and get a reply saying something like: "This is Ryan's nephew, he had a bad fall and is undergoing surgery I am taking his messages"So this is where I am now... 2 months have passed since that happened.

What you seem to want is some 5 step program to do a deal, you can wait for some nit wit to post that may tell you something you'd like to hear, but there is no such thing, sorry.So, you want to do brain surgery and you want some surgeon to give you pointers in a forum of what to avoid.
