I have learned over years and years the percentages of a buyer being able to actually close on something based on various factors.For example if you have all these elements against the borrower and on top of that they are doing a small deal of 1 million etc. in commercial it's not worth the time.Lots of people learn, a few put in offers, even fewer buy, and even fewer buy SUCCESSFULLY where they will make money during ownership and disposition.

Aloha,It's a little late now, but the BEST way to come up with the money is to set up a separate savings (or reserve) account and put money into it every month so that when the time comes for work that you KNOW will need to be done, you just write a check.Every property has the same basic elements (roof, exterior surfaces, sewer and supply piping, etc), and each element has an "expected" life (google "construction useful life").

Maybe because the modules are stick built, but that happens in a factory, out of the elements and to much better tolerances than can be achieved by hand, on-site.

And then trying to convince the masses that there is no competition on the MLS.. for Pete's sake, that alone should make people run away yelling "scam".On the MLS, you are competing with real estate agents, that buy houses themselves on the MLS, you are competing with the traditional buyer, you are competing with other investors crazy enough to try to look for deals on the MLS (yes there are plenty), You are competing with agents that look for deals for their list of cash buyers.Every single element of this entire thing is just retarded.

While there may be a small element of truth in those statements, the truth is that nothing we are experiencing now and likely are to face over the next 6-18 months or longer are actual uncertain or unique if you look at the history of the modern world.
