And at least in our market there a limited rep agents that will put properties on MLS for a flat fee 500.00 to 1k. with instructions to call the owner for all showings and to write the contracts etc.

To clarify, as I have clarified a multitude of times, SubTo can be done legally, but the issue is the vast majority are NOT done that way and far too many don't accurately explain/instruct on SubTo.

The Filipinos are only instructed to be able to get a name and number and set a call up later, they can't even get a hot lead to someone who can actually make a real offer... at least from my experience.The entire system is set up to be horribly inefficient, and has a such a low probability of working or getting a legitimate investor to sell a property, that you really have to wonder who was behind creating it.

But I saw on the front page of the loan request app that they spefically state that landlords with rentals can get the loan and they even give us the direct instruction as to some selections we need to make (i.e. economic injury - just as David mentioned in his initial post).
