Angela, without an LLC your IRA funds will be in the custodial account of the trust company or custodian, you will not have direct access to the funds and would have to do through custodian for every investment and investment related expense.

I've never heard of a title company allowing a lien to survive a title transfer without proper documentation with chain of custody and proper subordination.

Maybe it is in walking distance of where they work, maybe it is around the corner from their (non-custodial) child/elderly relative so they can see them daily, or whatever.

There are full custodial plans and checkbook plans as I mentioned and either of these can be set up with companies that act as plan document provider.
