those in foreclosure are usually not looking to sell they are looking to figure out how to save the home.. so very un motivated unlike what you would think.. and the earlier in the process the less motivated they are.Now if could work for agents looking for listings.. but for those looking to rip equity from them.. its pretty tough.We worked in the Portlandia metro area 2 mil peeps..

If you are purchasing something that doesn't meet Agency debt criteria you can go in with a bridge loan and get it sized up for agency so you know what numbers you need to meet and then refinance once you hit those numbers.

@Anthony Martello, for properties that have a loan balance under $1M wouldn't qualify for agency debt.
