Did the lease auto-renewal for another year because tenant didn't give proper notice?

If you're contracted with a company that has a name on the door of their truck a few check ins at the beginning of the contract, then put it on auto pay and wait for any complaints. 

Without this auto transfer you wouldn’t know they were gone and the pipes would freeze flooding your property.

The BLS indexes for retail sales, new and used autos, food and beverage stores, restaurants and bars, building materials, clothing are screaming inflation. this is the highest inflation since the 1970s. the current bout of inflation was demand driven before there were supply shortages.

I would also request copy of their coverage for General Liabilty, Professional Liability, Workers Comp. and Auto Liability.  

@Jeremi Ramos do an addendum to your PMA that has all the Portfolios and Buildings on it.Be sure to include language though, that allows you to auto-transfer funds between the Portfolios/LLCs to cover your management expenses.Otherwise an owner could screw you on fees by letting portfolios go negative on their balances.

I set up auto pay with the bank using my POA to manage the mortgage.  

I get many POAs, a trust etc at closing to allow me to manage the insurance agent/policy which I will cancel and the bank which I will change the mailing address then setup auto pay.   

There is no silver bullet system or tool out there to get you good deals auto-magically..
