I can’t prove the cat died from toxicity but even putting a pets in harms way is completely unacceptable.Are there grounds for non- renewal of lease even if toxic traps as a prohibited item were not on the contract?

As it was explained to me by a lawyer advising me about IRA investing, any investment that provides you a personal benefit is potentially troublesome.For example, he recommended against purchasing a house near mine using IRA money.Having your IRA loan money to someone is not a prohibited transaction.

I have an 800 sq. ft. condo in the Denny Triangle area, and I'm thinking through different strategies for how to rent it out at some point in the future.The HOA unfortunately prohibits rentals for less than 6 months, which throws out the otherwise lucrative Airbnb option...So, what are your thoughts on how a short-term lease (e.g., 6 months) would fare in the downtown Seattle area in terms of vacancy and rent?

Once this happens the city will be sued by a landlord coalition that will argue the fact that they are violating the Oregon state statute that prohibits any sort of limit on the amount of rent you can increase.

The PSA is always going to protect you in these situations as of course a dishonest buyer is always going to jump on a deal if there is nothing prohibiting them from doing so.

Aloha,Assuming you have your ducks all in a row, with signed move in condition form that details "new paint" on walls and ceilings; photos of same; copy of signed Rental Agreement with the prohibition in it; photos of move out condition, showing disgusting yellow nicotine stains running down the walls, and "clean" areas where pictures had been hanging; and your actual invoices for having the cleaning and painting done by appropriate, legitimate, professionals, then YES, charge them.
