You want to be the one picking paint colors and at what price to sell it at and you don't want to have to worry if you buy tools at Home Depot and bill it to the rehab, which is fine with a lender, but theft with a partner, etc. 

My mother is also a certified interior decorator so she is going to help me as far as colors and interior goes.

Usually an architect only draws the plans but an interior designer will choose paint colors, tile, cabinet finish, etc.  

There are plenty of options out there that not only cover the full mortgage but leave profit for you after all expenses too.

I started out in the architectural field and moved over to interiors to roll up my shirt sleeves and play with texture and color (my two most favorite things next to bourbon and pork belly).
