Tired boomer + landlords that own free and clear are my favorite SF seller as well.Travis- tough to combine proper SF with no capital. 

I'm planning a trip out in the next couple months to learn about the area and pinpoint some target neighborhoods.

How was your trip?  

The reason I have some confidence in this not being a complete disaster is because I frequently visit for both work and family (actually got married there this year and will visit again soon) and would meet potential teammates every trip and spend hours driving the neighborhoods.

You are tripping over dollars to save pennies .

THEN, after 6 months (most conventional mortgages will need that for seasoning), you’ll go to your favorite bank or credit union and get a standard 30yr mortgage with them.

Somehow, we knew this was the right deal for us.We took a trip down to Tampa a few weeks later and got to walk the property with the owner working in her office.
