The 10-year units are a gift of technology I have happily adopted.I appreciate the comments through this thread about maintenance responsibility and risk. 

If my core competency is out of season, I’m perfectly happy managing the hell out of the properties I have left, and playing golf when the gift of spare time comes around.Since I’m not worried about raising money for my next fund, I’m free to “tell it like it is” (which I’d do regardless), and make unpopular decisions that bolster our chances of success, knowing full well that after issuing difficult news our investors would be lighting up forums on LFI, 506 group, and BP.  

Every Christmas season, I personally drop off a little gift.

Talk to your accountant about 'gifting' your limit is 11.2 million and your spouse has the same.

Definitely need to get the ball rolling on x-mas gifts for my contractor and his admin who are keeping this project afloat with all these challenges. 

In my books that's misleading but you know how to use your words to neither deny or confirm what anyone suspects of you though these forums and that's your gift. 

Most engineer investors I know are also big time DIYers, and that can be a gift and a curse.
