:Starting in 2011 when DH went on sabbatical from his horrible day job, I started to read this forum, fat wallet's property forum, the MMM real estate forum and I even bought a couple of property investing books. 

My reading comprehension is horrible so the podcast have given me a channel to take in information that I otherwise would never have known.

@Darrell ShepherdI have multiple lead sources but the leads that I am speaking on came from driving for dollars (the houses look horrible by the way) and tax delinquent properties. 

These are the best lenders because they understand REI.This is the only way to purchase SFR's imo (BRRRR).I also have hard money lined up at 2 pts and 10%, not horrible.

I've purchased some horrible property, but I've also purchased turn-key houses.

Those are both horrible kinds of debt to carry around.

As for SB9 & SB10, I think they are a horrible answer to the problem of housing shortage and housing affordability.

They had one of the tenants "managing" the other units for a discount and he did a horrible job.

There are some horrible opinions in this book!!!
